Extreme Makeover: Home Edition was an amazing experience! I realize many of you watched it and I'm certain some of you, or most of you, may be asking, "So... they're able to accomplish a 4 month, $300,000 project in 5 days and it's taking 4 months to complete my project? I don't understand."

To be candid, I don't completely understand it myself. However, we're working to understand and change the way we do business to take advantage of the lessons we have learned by doing this not only once but twice. Following the first show, I sat down with my team: material suppliers, subcontractors, managers and workmen and asked the question: "What have we learned and how can we use what we have learned to better serve our client base and provide something that no one else can provide?"

Here is what we came up with:

There are basically 5 key elements that drive a project's speed and quality: Pre-planning, Product Selection/Complexity, Supervision, Decision-making and Commitment.

How can we use this information as a team, Owner and Contractor, to drive our project's speed and quality?

1) Pre-planning: Plaskoff Construction is a complete Design Build Firm, able to assist you in designing, selecting products and pre-planning your project. We more than suggest, but prefer to insist, that 100% of your selections are made prior to commencement of construction. That way, products can be ordered, stored and available for immediate installation. In addition, scheduling and subcontracting can only occur when the scope of work is clearly defined. With an upfront agreement and schedule in place, we can hold everyone to their commitments.

2) Product Selection/Complexity: Our Design/Build program allows us to assist you in choosing products that may expedite construction. In addition, the more complex the installation, the longer the project takes. If speed is important to you, let's discuss some options.

 

3) Supervision: Plaskoff Construction provides the highest quality Project Management available to facilitate all aspects of the project. Few General Contractors place enough emphasis on the importance of quality supervision. The upfront cost of this is far less than the cost of lacking it.

4) Decision-making: Can you trust your contractor to make on the spot, on-site decisions and keep yourself from second-guessing every move? Can you stick to the decisions that you have made in planning and not make changes during construction? If so, your project can fly.

5) Commitment: The team must be 100% committed to the final outcome and goal. When the contractor, subcontractors and clients feel that they are all on the same side, the project is destined for success. ANY adversarial feeling in the project can cause lack of commitment and that will hinder the project from flowing. The Owner must be committed to adequate finances, decision-making and trust in the contractor and his team. The Contractor must be committed to acting as the Owner's agent and bringing the dream to life. The Subcontractors must be committed to completing the project on time with the highest quality possible.

I can tell you that in order to complete our Extreme Makeover projects for ABC, the following parameters existed:

1) All items were planned, ordered and ready for delivery prior to commencement.

2) Products were selected that allowed for ease of installation.

3) Intense supervision was provided.

4) Since the client was not available, decision-making was left to us.

5) There existed a 100% commitment to adequate finances, resources and "the cause".

Mike Cook's Corner: The Heat is coming

It's springtime and the weather is great, but summer is coming... along with the heat.

If you're like most of us, you're getting ready for the kids to be home, planning summer trips and slimming down for the bathing suit season.

Well there is another thing to be concerned about. It's hiding somewhere in a closet (behind summer toys no doubt) or in the attic (behind the lounge chair cushions) or possibly the garage (behind the boat).

It's your FORCED AIR UNIT. It needs some attention too!

Some simple inexpensive things that need to be done are:

  • Filters need to be changed
  • Coils need to be washed, and
  • The condensate lines need to be checked to make sure that there are no restrictions or obstructions and to verify that the Freon is at an appropriate level.

It is much better to be proactive about maintenance rather than to wait until your unit fails (which could cost you a pretty penny) or when it's 95 degrees outside and 110 inside!! A little upfront maintenance could save you thousands later on.
